Papillon @ Taman Desa
I was "attracted" by this condo whenever I pass by Old Klang Road, told myself this is a must visit condo. The building outlook very clean, and "standing out" compare to the other condo at this area. In fact, it can be consider as most luxury condo at Taman Desa, on par with 1 Desa Residence.
This project was launch about three years ago, I was there during the launching. I did not buy it that time as I feel the developer over price it. This condo completed and VP recently and you can see quite a number of units were put on sale in the market. I manage to the property recently. Quite impression with the building exterior, however all the positive impression gone after I view the actual unit...
The property is currently selling at between rm500-600psf, which translated to about RM700k++ for 1300sf++, and RM1 mil for 1700sf++ unit. However I don't feel this property worth this much after seeing the actual unit. Overall the living area and kitchen area quite ok, but quite dissapointed after seeing the bedroom. All the bedrooms including the master room is pathetically small. The bath tub provided only can fit in "dwaft". No attached bathroom for the bedrooms for this million dollar condo except the masterroom. While ceiling height is very standard, not the 10ft height as I thought it will be. Overall you could have better choice with this type of price, I feel....

Tesco @ Scott Garden
Finally the Tesco at Old Klang Road is open for business. I brought my family to shop there today ==> not bad at all the environment. The parking is ample, is FOC currently, hope Tesco will maintain it. Tesco hire many security guards to guard the area, which is something good. The crowd is growing by the time of 11am, seem like people around OKR, OUG, Taman Desa are all pull over by Tesco power.
Let's talk a bit about this property, which is call Scott Garden (Shop Lot), and Scott SOHO. Heard that Scott Garden is sold at around 1.x mil 2-3 years ago, and currently is asking 3 mils. While Scott SOHO is selling at RM320k++ when they launch few years back. I remember I were there when they launch. The developer is very smart, they provide 8% discount on down payment, interest bearing scheme, and partially furnish. I would say many buyer were attracted by the 2% downpayment to own a house scheme. Personally I did not purchase it as I feel quite expensive at that time RM320k++ purchasing 700sft+- SOHO, and density is very high at 1000+ units.
The Scott SOHO project is divided to phase 1, 2 and 3. Now the developer is selling the last phase (phase 3) units, at around RM450k+-.
Back to the Tesco factor, I am still thinking, will Tesco able to pull up the price of the SOHO further? Like how Empire Shopping Gallery help to pull up the price of Empire SOHO.... Instead, maybe I should ask
1. Do you want to live there as home if the rental is about RM2000 per month ?
2. Do you want to setup your office there if the rental is RM2000 per month ?

Parklane Update 2
Recently quite a lot of people talking about this project, in fact few of friends have purchased it. Maybe is time to share some personal view on this project - Parklane.
I got to know about this project early this year through a friend of mine, in which he is follower of Akisama. http://wickinv.blogspot.com/2011/01/oug-park-lane-affordable-condo.html
This is a MEGA project, 4 times the size of Kuchai Avenue. Akisama plan to build 4000++ units of condo at 30 acres land. There will be 11 blocks of tower, to be build by three phases. There is only 1 layout, 950sf. Details can refer here http://www.akisama.com.my/parklane-oug.php
As usual, those who bought the first block have price advantage,Akisama price it at around RM250k+- for inital launch, which is quite attractive entry price. Slowly Akisama increase the condo price at ~RM20k higher for subsequent few block launch. The latest I heard is they are selling it at RM330k+- now, which is about RM80k different for same size condo (but different view).
For this project, Akisama do furnish it with kitchen cabinet, wardrobe, air-conds and heaters. And what impress me also is they also provide 10 ft ceiling height !
I was tempted to buy a unit at that time, however I did not do so as I quite worry about the competition I am going to face when the property complete (2014 and 2015); as there isn't much different between my units and others unit, except the view and purchased price.
Not forgetting there are also stiff competition from nearby condo such as Residence 8, Tiara Mutiara, Sutera Maya, Z Residence, Kiara Residence, Rainz and etc, which add up to around 10,000 units for rent and for sale. Furthermore those others competitors have some upper hand as LRT is just walking distance from their condo, but not for Parklane.
Nevertheless, if you able to buy it at RM300 psf or below, congrats as you have more "playing power" if you plan to rent or sell it in future. While for those who buy for own stay, this location is not bad actually, quite close to Old Klang Road and Puchong. Who knows the government may expand Jalan Puchong like how they expand LDP last time :)
