Final block of Z Residence condo in Bukit Jalil to be launched this month



KUALA LUMPUR: Trinity Group Sdn Bhd, the developer of Z Residence condominium in Bukit Jalil, Selangor will be launching Tower D, the final block of the project sometime this month following encouraging sales at the launch for Tower C recently.

Ng said Tower D with 265 units with unit sizes from 1,032 sq ft to 1,407 sq ft is expected to be launched in September but declined to reveal the exact date. The selling prices have not been fixed but Ng said prices would be higher than previous launches.

Ho Hup wins back its 60-acre land

KUALA LUMPUR: Ho Hup Construction Co Bhd has won back a piece of prime land in Bukit Jalil after the Kuala Lumpur High Court declared null and void a joint development agreement (JDA) that was long deemed unfavourable by the company's existing shareholders.

Ho Hup's previous board of directors, led by former deputy chairman Datuk Vincent Lye Ek Seang, had inked a JDA between the PN17 company's 70% subsidiary, Bukit Jalil Development Sdn Bhd (BJD), and a wholly-owned entity of Malton Bhd, Pioneer Haven Sdn Bhd, for the development of the 60-acre freehold land.

Meanwhile, the company has received conditional approval from DBKL for plans for the 60-acre land, according to Wong.

The masterplan involves a mixed commercial and residential scheme with a potential GDV of RM4.2 billion, to be rolled out in six phases over 10 years.

"The plan involves 8 million square feet of net saleable area with 170 office units in five- and eight-storey buildings, six blocks of service apartments, a commercial strip of shops and a hotel," said Wong.

Savanna Bukit Jalil


What are the criteria you will be looking at if you were to purchase a property for own stay purpose (not investment)?

For me, I am looking at few key criteria below:

1. Strategic Location, within Klang Valley, with access to public transport like LRT.
2. Nice condo design, low density and "appropriate" layout, e.g. >12000sf, min 3 rooms and etc.
3. Good security system, with multiple access check point; the more check point the better.
4. Low density, good community and the resident are "well manner".
5. Well maintained, clean, quiet .

Of course ideally there would be more than these 5 criteria, but above those key criteria I am stress on if I would to live there. Up to date, only few condo meet my personal criteria above:

- Park Residence @ Bangsar South
- Sterling PJ @ Kelana Jaya
- Kiaramas Ayuria @ Mont Kiara
and newly added into list is is Savanna @ Bukit Jalil.

Recently I visited few units of condo at Savanna Block B, which are manage by the Korean developer. The developer have renovated those units in good state and it basically is already at move-in condition. Currently they are selling the 1212sf unit at RM588k (with free S&P legal fee).

Savanna is located at Bukit Jalil main road, and very close to the LRT stations (walking distance). The condo have two blocks with 250 units each block, and serve by 3 lifts at each block (which is "medium" density with potentially longer lift waiting time during peak hours). Savanna is guarded with two layer of security at the condo entrance and lift lobby, no further check point beyond lobby.

Savanna come with standard facilities, like swimming pool, gym, tennis court, play ground and etc. The common facilities area is not that "spacious" for 500 units condo. I guess no one can beat Sterling PJ in term of common facilities sizing.
I saw quite a number of westerner and Korean during my visit there, which could further enhance the value of this condo as "luxury condo" within Bukit Jalil area. However understand there are two collages (IMU, APITT) nearby this area and hopefully there aren't much students living here. And I would say Savanna management body did very good job in maintaining the cleanliness of this condo, you can hardly find rubbish in this area. I do hope the same management body will continue managing this condo though :)


Also not forget is this property is come with 3 to 4 car parks per unit, which is something you hardly see in the market. Another added bonus is most of the unit here will have nice golf view from the balcony and master room.

I yet to visit Block A, which is sold directly by Berjaya. For those who looking for a unit at Block A, you better choose those unit closest to Block B; reason is MAJU Express Highway is just standing right next to the Block A. Probably because of the highway, and those unit are standard unit (not upgrade unit), therefore Block A is selling at lower price (RM400++).

Treez - Bukit Jalil


The property is open for sales now. Visited the sales office, I would say I am very impress with the design of this condo, one of the most creative design I ever see. Located at Bukit Jalil, at small piece of land between Jalil Damai Apartment and AFC.


This is a low density project (due to the small land size), have about 170+ units. Every unit have different layout and design. Smallest size is 1400sf ++. It is selling at ~RM700k++ for smallest size unit, translated to about RM500 psf !!! Which is quite high for Bukit Jalil area as existing condo around this area (e.is selling g. Savanna) is only selling around RM300++ psf.

You may check out their official website here. The developer us relatively unknown, claimed have built the industrial project in Bukit Rimau.

Personally, I like the design, and the location. But the price is quite steep for Bukit Jalil address. I also quite concern about the developer track record, especially their ability to fulfill their promise, and deliver this project as per their design.

Bukit Jalil KM1 Condo

BLand to launch projects worth RM500m this year
BERJAYA Land Bhd (BLand) will launch new projects worth more than RM500 million this year to take advantage of pent-up demand for housing in the Klang Valley.

BLand is bullish on the property market, its senior general manager of properties and marketing, Mah Siew Wan, said.

"We are seeing a return of buying interest for high-end houses. Our properties are all unique and in prime areas so we are confident of brisk sales," she told Business Times in an interview.

By the end of this year, BLand will launch KM1 Condominiun in Bukit Jalil and shop offices in Berjaya Park in Shah Alam, Selangor.
