Overall I like their concept and development, compare to nearby UOA South Bank project. They have more complete plan, from Residential, SOHO, Commercial, New Access to NPE Highway, and Proposed Monorail. If they able to execute this, it will bring more value to this property.<br />

Current selling price is around RM750 to RM850 psf after discount. Overall SOHO is smaller unit without car parks. Residential is bigger unit with 1 car parks for 1000sf below, and 2 car parks for >1000sf.<br />

Base on overall development plan, there will be a lot of Residential condo. This make SOHO look attractive especially with lower entry price.<br />

I can see still quite a number of buyer purchasing this property. Sometimes I keep wonder, where do they get money from? I see some 40 - 50 plus years old family buying few units. From conversation they are buying it for investment. How can they have so much cash flow and able to afford 30% down payment? Even the cheapest unit RM360,000 (after discount) also require almost RM100k down payment!<br />

One obvious symptom I can see now is you won't see super crowd like past few years where usually project will almost sold out during soft launch (way before official launch). It seem like market have show sign the that supply > demand. Despite the fact that housing price is still keep increasing eventhough the perks nowaday is way too little compare to last time, especially the removal of DIBS scheme.<br />

PJ Midtown is join development between few prominent developers (Sime, IOI, Brunsfields). Pacific Star and D'Vougue is by new incumbent, who just recently delivered their maiden project (Pacific Place at Ara Damansara and CentreStage at Seksyen 13).<br />

Personally I like PJ Midtown project more than others. The only thing I don't like is too many taiko on same plate, not sure how they compromise with each other when all are equally big.<br />

I quite impress with the quality of work by Pacific Place, or I should say their final product is on par (maybe better) than many big player in industry.<br />

Among all, only D'Vougue come out with creative scheme. Which could be good for those who want to enter the market.<br />

Still, I cannot accept the fact to pay RM500k for a 1 room condo. The price range is way behind a reasonable working salary. Maybe you need a couple to work together only able to pay the monthly installment for a 1 room condo. <br />
<br />
If this is the trend, either people will continue rent instead of buy, or our government do something to help increase the salary of the working people in Malaysia.<br />
<br />
Recently I saw a survey about income vs expense at <a href="http://www.maukerja.my/" target="_blank">MauKerja Job Recruitment website</a>. Majority of the workers say that their income is not enough to cover the expenses. Means they are living on credit. If this is a problem to majority of Malaysia, then property buying is only open to those "rich people" very very soon.<br />

房地產服務公司威廉氏達哈和王(CH William Talhar & Wong,簡稱WTW)董事經理符儒仁指出,目前巴生谷高檔公寓供應達2萬2877間,平均住戶率僅達68%,在未來5年預計市場將出現1萬3716間新公寓,增幅約50%。<br />
<b>租金也降低</b><br />
“高檔房產需求仍在,只是供應增加,使購屋者或租客擁有更多選擇,屋主也必須降低租金或增設新家具,吸引租客。”<br />
他說,有意購置高檔公寓的購屋者擁有更大的議價籌碼,可考慮購買設施和社區發展成熟的二手公寓。<br />
他今日在WTW 2012年房產領域展望報告匯報會上說,成長放緩並不意味著價格下跌,建材成本增加,預計今年房產成交價值按年增幅達10%,但房產交易宗數按年增幅預計不超過10%。<br />
2011年交易資料顯示,城中城高檔公寓價格已回彈至07年水平,每平方呎售價介于800至2000令吉;滿家樂新計劃售價介于700至1200令吉。<br />
珍珠白沙羅(Mutiara Damansara)一帶價格介于600至700令吉。<br />

There are many launches recently, Leafz, Arte, Mandarina and etc... I didn't really pay much attention to those launches actually since the price is beyond my acceptable range, until UOA launch this Le Yuan project.<br />

Before going to the UOA office, I saw the signboard - Le Yuan. I thought it is new Chinese Restaurant, I am thinking maybe should try see how's the Dim Sum like. Opsss...until I go inside their office I found out that this is the condominium name. Wa Lau, why UOA use such "china" name??? Really want to interview UOA director if got chance...<br />

Address wise, I still confuse this area is under OUG or Kuchai or Happy Garden or Sri Petaling? After clarify with UOA, they claim that the addresss is Sri Petaling address. Ok, whichever area it belong to also doesn't matter as there isn't much different in term of branding among those areas.<br />

Location wise, I think is ok, as there are few access roads link to this place. You can go from Kuchai Lama or from OUG main road towards Sri Petaling, or MEX Highway. Too bad there isn't any LRT station within walking distance, means you must drive in/out and bear with the traffic within Kuchai/OUG area.<br />

Price wise. not cheap, maybe UOA see market still crazy about property investment and maybe also cost of land & development have increase over the year. However, if compare to others projects, the price are not that expensive though. Most of the units is medium size unit, range from 1400 - 1700+-. Only limited 1100 units available (<5%). In contrast, most units at Seringin Residence are large unit range from 1700 - 2400sf+-.<br />

In summary, 1400 sf+- unit is selling at rm600k+- after discount, while 1700 sf +-unit is selling at around rm750k+-. this translate to around rm410-rm450psf. Guess that is the main factor attracting many people come to this launch. <br />

Looking at the layout and size, quite obvious the target market for this property is family, which suitable for family that have 3-6 people to stay. While looking at the location of this property, the target rental market for this property is local chinese. It means, this property is not really an attractive investment if you plan to buy to let. It is more suitable to buy for own stay instead, mainly because it is quite hard to find local chinese that willing to pay RM3k per month to rent a condo.<br />

Since is buy from own stay, then facing, floor level, and surrounding become very important factor. 1100-1500 sf units are facing MEX highway (quite near actually), while 1600sf onwards units are facing Swimming Pool/Desa Gembira condo/West. Design wise, typical standard UOA design, replicate of other UOA condo projects. This is another UOA weakness, lack of creativity. They work like factory, create a mold, and use same mold to build other projects.
