Kena Tipu Dah !
What is your understanding for those wording in the promotion below?
I went to the launch with few friends, and two of them purchased the property. When my friends ask UOA Sales agent about this free iPad, this is UOA interpretation (version 2):
Oooo...you need to be the first 100 who sign the S&P, then only can get the iPad.
FYI, UOA usually will give additional 1% discount to their repeat customer, which I consider something positive and good to join as UOA member.
Both my friends who bought this property: Mr A, who is previous purchaser of UOA property, and Mr B, who is first time purchaser of UOA property signed their loan & S&P within 2 weeks.
Today, UOA informed my friend about the iPad news (version 3):
Mr A, you will not get the iPad lar, because you are UOA member. We have give you additional 1% discount already. But no worry, Mr B will get it because he is not UOA member.
I dunno want to laugh or cry. But definately feel sorry for my friend Mr A who rush to sign the S&P, but eventually told by UOA (last minutes version) that he is not entitle for the iPad eventhough he is first 100 purchaser. Seem like sometimes, there is negative point to be so call UOA "privilege members" :)
I told my friends, there is nothing you can do about this, because, if you see the image above carefully, there is a powerful word there - "terms and condition apply". The details terms and conditions was not spell out clearly, so the promoter can define the terms and condition as anything they want. Lesson learnt: Things like this (free iPad and etc), you better be careful even though the promotion is run by listed company.
My interpretation (version 1): If I register through this website and also be the first 100 buyers of this property, I will get an iPad.

UOA Le Yuan
Time to write something about this property since this property is hot topic these two days.
There are many launches recently, Leafz, Arte, Mandarina and etc... I didn't really pay much attention to those launches actually since the price is beyond my acceptable range, until UOA launch this Le Yuan project.
Before going to the UOA office, I saw the signboard - Le Yuan. I thought it is new Chinese Restaurant, I am thinking maybe should try see how's the Dim Sum like. Opsss...until I go inside their office I found out that this is the condominium name. Wa Lau, why UOA use such "china" name??? Really want to interview UOA director if got chance...
Address wise, I still confuse this area is under OUG or Kuchai or Happy Garden or Sri Petaling? After clarify with UOA, they claim that the addresss is Sri Petaling address. Ok, whichever area it belong to also doesn't matter as there isn't much different in term of branding among those areas.
Location wise, I think is ok, as there are few access roads link to this place. You can go from Kuchai Lama or from OUG main road towards Sri Petaling, or MEX Highway. Too bad there isn't any LRT station within walking distance, means you must drive in/out and bear with the traffic within Kuchai/OUG area.
Price wise. not cheap, maybe UOA see market still crazy about property investment and maybe also cost of land & development have increase over the year. However, if compare to others projects, the price are not that expensive though. Most of the units is medium size unit, range from 1400 - 1700+-. Only limited 1100 units available (<5%). In contrast, most units at Seringin Residence are large unit range from 1700 - 2400sf+-.
In summary, 1400 sf+- unit is selling at rm600k+- after discount, while 1700 sf +-unit is selling at around rm750k+-. this translate to around rm410-rm450psf. Guess that is the main factor attracting many people come to this launch.
Looking at the layout and size, quite obvious the target market for this property is family, which suitable for family that have 3-6 people to stay. While looking at the location of this property, the target rental market for this property is local chinese. It means, this property is not really an attractive investment if you plan to buy to let. It is more suitable to buy for own stay instead, mainly because it is quite hard to find local chinese that willing to pay RM3k per month to rent a condo.
Since is buy from own stay, then facing, floor level, and surrounding become very important factor. 1100-1500 sf units are facing MEX highway (quite near actually), while 1600sf onwards units are facing Swimming Pool/Desa Gembira condo/West. Obviously the better choice is swimming pool facing since this is their main point - 3.5 acres of resort style recreation facilities.
Design wise, typical standard UOA design, replicate of other UOA condo projects. This is another UOA weakness, lack of creativity. They work like factory, create a mold, and use same mold to build other projects. Please also note that the ceiling height is only 9ft 6", not as high as UOA Bangsar South project, but is acceptable though.

Another New Lauching @ Sri Petaling / OUG ?
KUALA LUMPUR: UOA Development Bhd and Vietnam-based Hoa Binh Construction and Real Estate Corp will jointly develop the Sri Petaling residential project.
The project would comprise 670 condominium units and would have a gross development value of RM400mil, UOA said in a statement.
It said work on the project was scheduled to commence in the fourth quarter for completion by end-2013.
Both companies signed a memorandum of understanding (MoU) yesterday.
As part of the MoU, a commitment was made by UOA and Hoa Binh to explore a synergy of construction capabilities for projects in Malaysia, Vietnam and other parts of the region.
UOA said it was confident that the strategic collaboration with Hoa Binh would complement its existing construction activities. — Bernama

Final block of Z Residence condo in Bukit Jalil to be launched this month
KUALA LUMPUR: Trinity Group Sdn Bhd, the developer of Z Residence condominium in Bukit Jalil, Selangor will be launching Tower D, the final block of the project sometime this month following encouraging sales at the launch for Tower C recently.
Ng said Tower D with 265 units with unit sizes from 1,032 sq ft to 1,407 sq ft is expected to be launched in September but declined to reveal the exact date. The selling prices have not been fixed but Ng said prices would be higher than previous launches.

No danger in Bukit OUG...
Trinity Group managing director Datuk Neoh Soo Keat said the claims by residents of Bukit OUG Condominium were unfounded.
“There is no danger to the environment or to the surrounding area due to our development of Z Residence project,” he said.
Neoh also announced that Trinity Group would build a 800m road from PPR Kampung Muhibbah to Bukit Jalil Highway.
“It will cost us about RM3mil to provide the missing link. This is about a kilometre away from our project. But we are doing this so that residents in the area can also benefit,” he said.

Bukit OUG condominium owners object to development project
Residents of Bukit OUG condominium in Kuala Lumpur voiced their objection against a project in the area at a meeting with City Hall (DBKL) officers yesterday.
The residents are objecting against the increase in density from 50 people to 500 per acre if the said the project, Lot 3001, is carried out.
Ho and his fellow neighbours are worried that traffic congestion will worsen with the development.
He said there were three projects, Lot 3001, Kiara Residence and Z Residence, planned on three plots of land.
Kiara Residence is a four-block 19-storey condominium project, while Lot 3001 consists of four blocks of condominiums.
“Even now without the new developments, the traffic congestion is bad. We can imagine how it will be after this,” added Ho.
Another cause for worry is the access road that will need cutting of a steep hillslope near their condominium.

- Price for tower B start from RM650k onwards, for 1500sf++.
- Tower A mostly sold out especially small units, left big units that are more than 2000sf, arounf 2100sf - 2600sf
- Tower A price cheaper, average psf rm410, Tower B price much higher, but feature wise there is no different between Tower A and B
- No freebies, no discount, no furnishe. Only 50% of S&P legal fees and loan document
This developer is seem like super confident on this project. Selling at steep price without any "attractive package". Building facade super normal, nothing fancy. Layout not practical. Just imagine for 2600sf large unit only have 3 bedrooms. For 1500sf and 2100sf, you need to pass through maid/store room in order to go to common toilet....
Best part is they do not provide any parking spaces to customer, even there are plenty of empty parking spaces around the sales gallery. They reserve it for See Hoy Chan boss and all customer need to park at road side :)

Bukit OUG residents in Kuala Lumpur are concerned over the safety of their property after parcels of land in the neighbourhood were cleared, leaving a hillslope exposed.
The DBKL also recently put up another signboard to inform the public that an application has been received to increase the density of the middle plot of land from 60 people per acre to 500 and to build four blocks of 31 to 33-storey flats with six levels of car park.
He said the bridge along Jalan 3/155 was also not very stable and had previously sunk at the ends due to heavy traffic.
Kok said she has been told that the bridge was a temporary one and nothing has been done to upgrade the bridge or widen it.
“I used to stay around here and it would take me at least 15 minutes just to get out of the area onto Jalan Awan Besar and the situation is worse now.
“What would happen to the traffic with all this additional developments?” said Kok.

Parklane Update 2
Recently quite a lot of people talking about this project, in fact few of friends have purchased it. Maybe is time to share some personal view on this project - Parklane.

This is a MEGA project, 4 times the size of Kuchai Avenue. Akisama plan to build 4000++ units of condo at 30 acres land. There will be 11 blocks of tower, to be build by three phases. There is only 1 layout, 950sf. Details can refer here http://www.akisama.com.my/parklane-oug.php
As usual, those who bought the first block have price advantage,Akisama price it at around RM250k+- for inital launch, which is quite attractive entry price. Slowly Akisama increase the condo price at ~RM20k higher for subsequent few block launch. The latest I heard is they are selling it at RM330k+- now, which is about RM80k different for same size condo (but different view).
For this project, Akisama do furnish it with kitchen cabinet, wardrobe, air-conds and heaters. And what impress me also is they also provide 10 ft ceiling height !
I was tempted to buy a unit at that time, however I did not do so as I quite worry about the competition I am going to face when the property complete (2014 and 2015); as there isn't much different between my units and others unit, except the view and purchased price.
Not forgetting there are also stiff competition from nearby condo such as Residence 8, Tiara Mutiara, Sutera Maya, Z Residence, Kiara Residence, Rainz and etc, which add up to around 10,000 units for rent and for sale. Furthermore those others competitors have some upper hand as LRT is just walking distance from their condo, but not for Parklane.
Nevertheless, if you able to buy it at RM300 psf or below, congrats as you have more "playing power" if you plan to rent or sell it in future. While for those who buy for own stay, this location is not bad actually, quite close to Old Klang Road and Puchong. Who knows the government may expand Jalan Puchong like how they expand LDP last time :)

The Power of Marketing (Z Residence vs Sutera Maya)
Visited two properties launched today
1. Z Residence by Trinity Group
2. Sutera Maya by Home Flair
Z Residence is located right next to Bukit OUG, beside Kesas Highway. Layout start from 1200-1400++ sf. There are 4 blocks in total, each block have about 300++ units as there are 13 - 14 units per floor, serve by 3 lifts (be ready to grab a book to read whenever you wait for lift). In total there will be 1000++ units. Price wise, about RM340psf, selling from RM400k onwards.
Sutera Maya, located near OUG/Puchong, right opposite Akisama Parklane project. Layout 1300++ sf. There are less than 200 units in 2 blocks, very low density. Price wise is same range with Z Residence.
Personally, I prefer Sutera Maya over Z Residence, if buy for own stay purpose, as the density is lower and more important the access road is better than Z Residence (by comparing two property access road). Z Residence is heavily rely on the future LRT development and enhancement on existing access road. While for investment, both property not really look attractive either in term of capital appreciation or rental.
HOWEVER, TODAY, the crowd is crazy at Z Residence sales gallery, while there are only 1 or 2 people at Sute Maya. I can see quite a number of people rushing to book for Z Residence. Obviously the developer Trinity Group market their property well compare Home Flair. Trinity Group make their launch look much more grand, and their house model look bigger and modern, created good buying atmosphere as the crowd and competition make people look like it this is something should not be missing.
FYI, Developer is expert in heat up the environment until everyone worry they might miss the golden chance :)

The Z Residence
Received invitation from Trinity Group about their launch for The Z Residence on 1st to 3rd April 2011.
The developer is Trinity Group http://www.trinitygroup.com.my/, in which they have built few condo like Zest at Bandar Kinrara and Heron near Puchong/Cyberjaya side.
This new condo is located at OUG side, have arpund 1000++ units for sales, details can find here http://www.thez.com.my/
For those interested, I strongly advice you pay the site a visit before you purchase it. Those familiar with Bukit OUG condo and OUG Townhouse will know this location, as this condo is just near the area.
Don't be surprise if you see some cow or goat along the road side :)
