V Residence @ Sunway Velocity

I Have to salute to Sunway ! Respect their confident to their own project :)

- 900sf++ Condo, selling at RM900psf, come with one car park, translated to around RM800k++
- 1500sf++ Condo, selling at RM800psf, come with also one car park, translated to around RM1.2m++

Location...aiii..how to say. Yes, is near KLCC, but the surrounding.....dunno how to say, "complicated". It really need mega project to transform this area to make it have the RM800psf feel..... I think even some Mont Kiara property also haven't reach RM800sf... :)

One more thing, the condo design, by looking at the scale down model I already few pack, and surrounded by building...so i guess all your view is close building view :D

Communication unit to address residents’ concerns - StarProperty.my


SP Setia Sdn Bhd has been picked to redevelop the ageing Seri Johor, Seri Pulau Pinang and Seri Melaka low-cost apartments and the Taman Ikan Emas low-cost homes in Bandar Tun Razak, Cheras.

The Sustainable People’s Housing for Urban Renewal project is part of the government’s urban renewal programme to inject life into decaying and ageing townwhips and slum areas in the Federal Capital.

The project undertaken by the Federal Territories and Urban Wellbeing Ministry and City Hall will see many old low-cost housing projects in the city being redeveloped to provide the urban poor better living conditions.

The renewal programme includes demolishing old low-cost flats and houses and rebuilding units with more rooms and living space that are more conducive and with better facilities, said Nong Chik.
“Other areas proposed for this redevelopment projects are San Peng in Pudu, Kg Kerinchi and Sri Pahang in Pantai Dalam and other areas in the city with flats over 30 years old. “This project is initiated to provide KL-ites with better living conditions and enhance their quality of life,’’ Nong Chik said.

Transformation at Bandar Tun Razak, Cheras

SP Setia to redevelop Cheras housing area at RM2.8b



PUTRAJAYA (June 3, 2011): Property developer SP Setia Bhd will redevelop the Sri Johor, Sri Pulau Pinang and Sri Melaka low-cost apartments and the Taman Ikan Emas low-cost homes in Bandar Tun Razak, Cheras here at a total development value of RM2.8 billion.

SP Setia's deputy president and chief operating officer Datuk Voon Tin Yow said the first phase of the project would take off next month.

He said this at a press conference after a meeting today with Federal Territories and Urban Wellbeing Minister Datuk Raja Nong Chik Raja Zainal Abidin on the proposal to rebuild the housing area.

Nong Chik said the first phase of the project will involve the development of affordable, quality homes totalling 1,255 units. They would be completed in three years.

He said SP Setia would also undertake an apartment housing project in the area for young executives with each unit to cost not more than RM300,000 and with a built-up area of at least 800 ft.

The decision to build quality, affordable homes in the area was made in view of the dire condition of the housing area. The area will be modernised with well built homes as well as public facilities and improved landscaping.
Under the second phase, Nong Chik said the housing developer will also develop a commercial and residential centre which will take between 14 and 15 years in the 53.4-hectare area.

On the number of housing units to be built, Voon said this has not been decided yet. — Bernama

Sky Vista @ Taman Pertama Cheras

A friends of mine would like to buy a larger unit condo for own stay, and he came across this project: Sky Vista, at Taman Pertama Cheras. He is interested in 1700sf unit, which is selling at about RM680,000.

Below is some of the info gathered:

Developer: Orlando Holdings Sdn Bhd (Relatively small)
Previous Project: Vistaria Residensi / Victoria Condo (under construction), Sri Angkasa Home at Puchong

Location wise I am not very familiar with Cheras, need actual side visit to appreciate it, especially the road and the surrounding. However if purchase for own stay, as I mentioned in Parklane article, you have to see it from different perspective.

For own stay, people will choose the location they like to live at, the environment they want they kid to growth up with, the surrounding community, is the security ok, is the property near to family/relative and etc.

I told my friend, if you do not have any particular reason that like this location or property, then you have plenty of choice with RM680,000. Maybe is better to think what kind of environment you want to live in as start.

Gradual launch for Sunway Velocity

KUALA LUMPUR: Sunway City Bhd (SunCity) partly-launched Phase 1A of its Sunway Velocity project — consisting of 112 units of office suites with two levels of retail shops.
Ho said the retail shops below the office suites can enjoy double frontage, as they face both Jalan Peel and the environmental deck at Level 1. These units will be equipped with high speed broadband infrastructure, and there is also convenient access to the shopping mall via the environmental deck.

There are 12 units of the retail shops, with build-ups from 2,051 sq ft to 4,710 sq ft, which are priced from RM2.4 million onwards (Wonder it still available for public.....wish got bullet to whack this). Meanwhile, the office suites — sized between 893 sq ft and 3,864 sq ft — are priced at RM1.2 million onwards.

These will consist of 264 service apartment units, with build-ups ranging from 915 sq ft to 3,208 sq ft, priced from RM600,000 or RM650 psf (Amaya Maluri buyer sure happy to hear this), as well as seven units of the retail shop (with build-ups from 1,593 sq ft to 2,379 sq ft, priced from RM2 million).

Sunway Velocity - New Sunway Piramid @Cheras

What do you think if Sunway buld another Sunway Piramid at Cheras?
















27 acres of development with Shopping Center and Service Ppartment show above, at Jalan Peel Cheras.

Rumous say Sunway will launch this project very soon in Q3 2010. Estimate the price will not be cheap by looking at the recent launch at Amaya KL. This is "higher" class apartment compare to Amaya KL, so I guess the price will be between RM550psf-RM600psf.

If Sunway able to price this with higher premium, this might benefit Amaya KL as it is just 3 minutes drive to there (based on google map calculation)

Turn on your radar on this area and actively call Sunway for inquiry if you do not want to miss out this chance. This is low density project, most likely will be sapu within 1 day during launch :)

Property 101 - What Is Your Property Investment Target ?

Friend of my ask me, how much you plan to earn by investing in property? There are two type of return

a) Rental
b) Capital Appreciation

Let discuss on capital appreciation for now. This is very different depends on different indiviual. For me

Property between RM100k -RM200k: Profit of RM20k - RM50k between 3 to 5 years...
Property between RM200k -RM400k: Profit of RM50k - RM100k between 3 to 5 years...
Property between RM400k -RM600k: Profit of RM100k - RM 300k between 3 to 5 years...

Property between RM600k -RM 1mil: Never try before....

Let me do some sample calculation for Amaya KL Service Apartment

Below is calculation of estimated profit if sell after 5 years, using assumption of 7% of capital appreciation per year.
Based on assumption and calculation above, it is still possible to achieve RM100k profit within 5 years of investment.... if all assumption is work as it is :)
